What are you business hours?

Monday thru Friday, 9am - 5pm. We can be available at other times if arrangements are made ahead of time.

How do I get a showing of a unit I am interested in?

You will first need to fill out our applications, which are available to download from our website's home page, and submit them. We will then get you in contact with the current tenant and they will give you a showing at their earliest convenience.

Do you charge an application fee?

No. There is no fee to apply for R. H. Porter Properties.

Do you allow smoking?

No. All R. H. Porter Properties are smoke free.

What is the lease guaranty for?

As many of our residents are non-working students we often require a lease guaranty. A Guarantor of the Lease guarantees jointly and severally the payment of all rents, or any other monies due.

How long are your leases?

Residential : We generally expect a minimum one year lease term, beginning mid June, August or September.
Commercial : Lease terms are negotiable.

Can we have an extra person live with us?

No. All R. H. Porter Properties are occupancy restricted by unit size and type. Guests can stay a maximum of 10 days per lease term.

Does my lease provide insurance coverage for my belongings in the event of fire, theft or natural disasters?

No. A tenant's property is not insured by the Landlord for any cause. Although it is not required, we advise our tenants to carry renter's insurance to protect themselves from such loss or damage. Insurance is easily available and carriers are numerous in our area.

Will you provide furniture if requested?

No. All R. H. Porter Properties are unfurnished.

Can I use my Security deposit for rent?

No. Your Security deposit is held until move out.

Do I pay for utilities?

In most cases yes, and you must contact utility providers prior to move in or you may be without.

When and where do I pay my rent?

Rent is due the first day of the month. There is a three day grace period in which you may pay rent. Late fees are assessed on the fourth day of the month.
You may mail or bring your rent check in to our office at 846 Higuera Street Suite 8, San Luis Obispo, CA 93401 or you may bring your rent check directly to your apartment community manager.

I need maintenance in my rental, who do I call?

Non-emergency service requests should be submitted to our office by email or by phone, (805) 543-5408. You may also contact your apartment community manager directly.
